We are pleased to be able to inform you that we have negotiated a service that we are sure will increase bookings for your home(s).

Some time ago, this company made a significant investment in both time and money, when we purchased state of the art software to run our business. Another unique feature provided by this software company is on-line availability: on-line booking and on-line owner information services.

The travel industry is greatly affected by the Internet. Consumers are adopting online travel faster than any other retail segment, making it one of the fastest growing sectors in e-commerce.

Consumer traffic patterns used to locate lodging properties are varied. One method is using a travel super site like Travelocity.com or USAtoday.com consumer can make plans, purchase airline tickets, rent a car, book lodging, etc. Another method is to use the contents provided within an AOL or similar membership portal. The third method is to enter the name of a specific location into a search engine; CNE is using all the above methods and more. In addition to advertising on more then 15 web portals, our brochures are displayed at the Perkins Restaurant on the East Trail, the Visit Florida center, Collier Visitors Bureau, the Naples Chamber and also hold a large ad in the Naples Chamber Map. The maps are mailed out along with our brochures by the Chamber to anyone that requests information on vacationing in Naples.

Owner Web works in conjunction with our website. You can access and process information about your home and bookings directly online, any time of day or night.

Owner Web enables you to: view monthly statements for the current and prior year, check availability calendars for your property showing all bookings, and a summary of rental activity and finances. Additionally, you can process your own reservations, and those of you guests, directly over the Internet. All information is password protected, and you have the ability to assign and change passwords.

If your son, daughter or relative calls on a Thursday night to ask if they can use your rental house for the weekend you normally would have to wait until the next day, call our office, ask if your house is available, call back your son, daughter or relative and tell them it is OK to use the house, they confirm that they will, then call us back and have us book the property so we know it is no longer available for the weekend. Using Owner Web, you could check on the availability from any computer, while they are on the phone, confirm that your house is available, book it for them, and you are done. The information is automatically updated in our reservation system, so no need to call!

Each homeowner will be charged just $ 25.00 per month for the use of these valuable features.

Rental Services Include:

INSPECTION OF PROPERTY: Prior to rental marketing, we personally inspect your property and recommend improvements we deem advisable to your property’s rental value.

ADVERTISING: CNE Vacation Rental will prepare ad releases for media, a full color presence on the CNE website, with tour operators throughout the world. CNE Vacation Rental aims to provide rentals for you on a year round basis, working around your occupancy.

PROSPECTIVE TENANTS: Our staff of Rental Specialists is available to present your property to prospective tenants upon sufficient notice. We will require all tenants to complete and execute a lease agreement upon booking, and fill out all association applications necessary to comply with your property’s rules and regulations.

TRANSFER OF MEMBERSHIP FEES: Unless specified in any agreement by the owner, tenant is responsible for all costs associated with membership transfers and association applications.

RENT & DEPOSIT MONIES: CNE will collect all required rent and security deposits in full 30 days prior to tenant arrival. Upon departure of tenant CNE will refund tenants security deposit provided there are no damages or bills on your property. All rental monies shall be paid to owners and agents upon the following end of the month that each rental occurred. (80% to owner 20% to Agent) CNE can deposit rental funds directly into owners local account provided we have all appropriate information, after deposits are made CNE will mail deposit slip and statement to owners.

MAINTENANCE & REPAIRS: As per your Rental Agreement, CNE will not allow any repairs over $500.00 without first consulting with you. Agent may, arrange for emergency repairs which are less than $15000.00 without obtaining prior approval from owner if the situation dictates it at the time of the emergency.

CLEANING: Upon commencement of rental contract owner will allow CNE to provide a professional cleaning service to clean and prepare unit for arrival of first tenants at owner’s expense. Every property will periodically require a “deep” clean; this service will be preformed annually and be debited from your rental monies if there are no rental monies due to owner at time of service owner will be billed. The cost of a “deep” clean is about 4 times that of a regular departure clean.

SALES TAX: All Sales Tax payments will be collected and paid by CNE Vacation Rental in accordance with all state and local tax department regulations.

ACCESS TO PROPERTY: For all properties rented on a weekly basis a mechanical lock box is to be fitted to the front of property at a cost of $75.00 to the owner. After your initial supply of keys have been provided (4 unit, 4 mailbox, 2 pool, 1 garage door openers, & 1 remote gate openers (If Applicable)) we will track and have tenants and vendors held responsible for returning all keys.

PICTURES: A Professional Videographer will take pictures of your completed unit and hold on file for marketing to prospective tenants and advertising via flyers and video tours on websites. Video Production cost $525.00

COMPLIMENTARY USAGE: To support our marketing efforts we ask you allow your property to be used from time to time for promotional purposes. This is particularly useful in promoting your property with European Tour Operators and Travel Agents. Any such use would be limited to a maximum of 4 nights per year.

INVENTORY AND ANNUAL INSPECTION: It is not feasible to check the inventory after each rental however; we do keep the same cleaners with each property so that they become familiar with its contents. Each year the inventory can be checked in conjunction with the deep clean, at owners request and only if owner provides an inventory of the contents. Any changes to the inventory will be noted and sent to owner in a report.

TELEPHONE, CABLE & UTILITIES: Owners are responsible for providing the local telephone line service, a minimum basic level 3 cable, water and electric. (See Rental Agreement for details)

Web Portal works in conjunction with our own website, providing true online e-commerce functionality. The benefits are a wealth of property details, real-time availability, real-time online reservations and the ability to process payments online that greatly enhance the experience of the consumer and allows them to feel confident enough to book your rental house online.

We are able to determine the level of automation we wish; this enables an actual increase in interaction with the guest. Some vacation property managers have reported a steady increase in the amount of time they can now spend in contact with the guest, ensuring that they are the type of guest that you are used to
