Rental Services Include:
INSPECTION OF PROPERTY: Prior to rental marketing, we personally inspect your property and recommend improvements we deem advisable to your property’s rental value.
ADVERTISING: CNE Vacation Rental will prepare ad releases for media, a full color presence on the CNE website, with tour operators throughout the world. CNE Vacation Rental aims to provide rentals for you on a year round basis, working around your
occupancy.
PROSPECTIVE TENANTS: Our staff of Rental Specialists is available to present your property to prospective tenants upon sufficient notice. We will require all tenants to complete and execute a lease agreement upon booking, and fill out all association
applications necessary to comply with your property’s rules and regulations.
TRANSFER OF MEMBERSHIP FEES: Unless specified in any agreement by the owner, tenant is responsible for all costs associated with membership transfers and association applications.
RENT & DEPOSIT MONIES: CNE will collect all required rent and security deposits in full 30 days prior to tenant arrival. Upon departure of tenant CNE will refund tenants security deposit provided there are no damages or bills on your property. All
rental monies shall be paid to owners and agents upon the following end of the month that each rental occurred. (80% to owner 20% to Agent) CNE can deposit rental funds directly into owners local account provided we have all appropriate information, after
deposits are made CNE will mail deposit slip and statement to owners.
MAINTENANCE & REPAIRS: As per your Rental Agreement, CNE will not allow any repairs over $500.00 without first consulting with you. Agent may, arrange for emergency repairs which are less than $15000.00 without obtaining prior approval from owner
if the situation dictates it at the time of the emergency.
CLEANING: Upon commencement of rental contract owner will allow CNE to provide a professional cleaning service to clean and prepare unit for arrival of first tenants at owner’s expense. Every property will periodically require a “deep” clean; this
service will be preformed annually and be debited from your rental monies if there are no rental monies due to owner at time of service owner will be billed. The cost of a “deep” clean is about 4 times that of a regular departure clean.
SALES TAX: All Sales Tax payments will be collected and paid by CNE Vacation Rental in accordance with all state and local tax department regulations.
ACCESS TO PROPERTY: For all properties rented on a weekly basis a mechanical lock box is to be fitted to the front of property at a cost of $75.00 to the owner. After your initial supply of keys have been provided (4 unit, 4 mailbox, 2 pool, 1 garage
door openers, & 1 remote gate openers (If Applicable)) we will track and have tenants and vendors held responsible for returning all keys.
PICTURES: A Professional Videographer will take pictures of your completed unit and hold on file for marketing to prospective tenants and advertising via flyers and video tours on websites. Video Production cost $525.00
COMPLIMENTARY USAGE: To support our marketing efforts we ask you allow your property to be used from time to time for promotional purposes. This is particularly useful in promoting your property with European Tour Operators and Travel Agents. Any
such use would be limited to a maximum of 4 nights per year.
INVENTORY AND ANNUAL INSPECTION: It is not feasible to check the inventory after each rental however; we do keep the same cleaners with each property so that they become familiar with its contents. Each year the inventory can be checked in conjunction
with the deep clean, at owners request and only if owner provides an inventory of the contents. Any changes to the inventory will be noted and sent to owner in a report.
TELEPHONE, CABLE & UTILITIES: Owners are responsible for providing the local telephone line service, a minimum basic level 3 cable, water and electric. (See Rental Agreement for details)
